Do you work with buyers outside of The Roads?
My focus is The Roads. I occasionally work with buyers in adjacent neighborhoods — Coconut Grove, South Miami, Silver Bluff — but only when the brief could genuinely lead back to The Roads. If you're looking elsewhere, I'll tell you so upfront and refer you to someone suited to that market.
What does a home valuation actually involve?
A proper valuation isn't a quick automated estimate — it's a comparative analysis of recent closed sales, active competition, lot size, condition, and block-level nuance. I deliver it as a document you can actually use, with context for what the number means in the current market.
How quickly can we list if I decide to sell?
Once we're aligned on strategy and pricing, we can typically be live on MLS within 10 to 14 days. That timeline assumes staging, professional photography, and any light preparation work. If you need to move faster, we can — but I'll be honest about what that tradeoff costs in presentation.
Is your Market Report available to non-clients?
Yes. The monthly report is free and goes to anyone who subscribes. It's neighborhood data, not a marketing piece — I write it to be useful whether or not you ever work with me. You can subscribe on the Market Report page or just ask me to add you directly.
