Two of January’s three closings spent more than 160 days on the market before going under contract — that is the defining data point this month. The sale at 326 SW 20th Rd makes the case even more clearly: originally listed at $2,052,000, it closed at $1,485,000, a 28 percent reduction after more than five months of sitting. This is not a reversal; it is a continuation of a pattern I have been tracking in The Roads, where homes priced above $1.5M with premium amenities face a narrow, deliberate buyer pool that will not overpay regardless of what the list price says. If you are a seller in this range, build negotiating room into your pricing from day one — the market will find its number eventually, and waiting 160 days to get there costs you more than the discount.

A Deliberate Start

January 2026 opened the year with three closings and an average of $1.67M. The headline number is straightforward. What the data beneath it shows is more instructive: two of the three closings required more than 160 days on market. The Roads was willing to transact in January — but not in a hurry.

The month’s highest close was 257 SW 32nd Rd at $2,000,000, all cash. The property features a 64-foot pool, an amenity that is uncommon at this scale within the neighborhood and one that clearly supported the price ceiling for the month. The buyer took 161 days to materialize. That timeline is not unusual for a home with a specific, premium feature at the top of the monthly range — the buyer pool for a 64-foot pool in a single-family residential setting is narrow, and the transaction reflects that reality. Once the right buyer arrived, the deal closed in cash without financing contingencies.

The most instructive transaction of January was 326 SW 20th Rd. The property was originally listed at $2,052,000 and closed at $1,485,000 — a reduction of approximately $567,000 from the original ask, or roughly 28 percent off the initial price. The home features a guest house, which adds genuine utility and income optionality. Even so, 162 days on market and a $567K price journey tell a specific story: The Roads buyers have a precise read on value, and properties priced above market evidence eventually converge toward where buyers are. The guest house did not save the original ask. Correct pricing from the outset would have compressed that timeline and that gap.

2700 SW 4th Ave — an Old Spanish architecture home, tenant-occupied at the time of sale — closed at $1,525,000 via conventional financing in 46 days. The tenant-occupied status does not always deter buyers, and in this case it did not. The architectural character and reasonable pricing produced the fastest outcome of the three January closings. Old Spanish homes in The Roads carry a specific appeal; buyers who are drawn to that style are motivated, and 46 days suggests the listing found one efficiently.

January produced no closings in the luxury tier above $3M. The year opened deliberately. Three transactions, a $515,000 price spread between the highest and lowest close, and a clear signal from the market: precision on pricing and patience on timeline are the operating conditions entering 2026.
