July 2026

The Roads Market Report — July 2026

Three homes closed in July between $905,000 and $2,425,000, while thirteen listings changed status across the month — the busiest single month in recent memory. Six of those thirteen expired, were cancelled, or were withdrawn, and five of the six were new construction or estate-level product above $2.4M. The split between what sells quickly and what sits has rarely been this visible.

June 2026

The Roads Market Report — June 2026

Seven homes closed in June between $1.03M and $1.73M, while 25 active listings carry a median asking price of $3.10M. The gap between where sellers are asking and where buyers are actually closing is the defining signal of this market. Nine active listings have already taken reductions. Four of the month's closings were under-contract properties from May — all closed below their asking prices.

May 2026

The Roads Market Report — May 2026

Seven transactions closed in May across a price range from $399,000 to $3,820,000, anchored by the landmark sale of 701 SW 27th Road — first available in 64 years — which closed $70,000 over asking. Two homes sold above list price. Three newly delivered luxury homes are testing a new ceiling of $4.9M–$5.8M, the first time multiple $5M+ listings have arrived in The Roads simultaneously.

April 2026

The Roads Market Report — April 2026

April 2026 recorded one closing in The Roads — a 1939 home on a 7,450 SF lot that sold in five days for $1,350,000. The listing invited buyers to build their dream home. At $181 per square foot of land, this was a developer transaction, not a traditional resale. It is a reminder that older homes on well-sized lots carry a second valuation that most owners have never calculated.

March 2026

The Roads Market Report — March 2026

March 2026 was the defining month of Q1 — five closings across a $3.7M price range, from a $1.15M Old Spanish entry to a $4.85M new construction sale that had been on the market for 214 days. No other single month in the first quarter exposed The Roads’ full price spectrum so clearly.

February 2026

The Roads Market Report — February 2026

February 2026 produced three confirmed public MLS closings, all in cash, all within a $100,000 price window — from $1,150,000 to $1,250,000. No other month in the trailing 14-month period delivered a band this tight.

January 2026

The Roads Market Report — January 2026

January 2026 opened the year with three closings and an average of $1.67M. The headline number is straightforward. What the data beneath it shows is more instructive: two of the three closings required more than 160 days on market. The Roads was willing to transact in January — but not in a hurry.
